Northern Virginia freezes reach buried pipe
Arlington sits close enough to the Potomac and dense enough in urban fabric that winter lows read a degree or two above the surrounding counties. It is not enough to matter.
Freeze damage is a threshold event, not an average. Water trapped in irrigation lines, valves, or heads expands as it freezes and cracks the component holding it. That threshold is crossed in Arlington every winter, usually several times.

The shutdown process
Three steps, run in order:
- Purge the pipes. Compressed air clears water from the mainline, laterals, and heads so nothing is left to freeze inside the lines and cause cracks or fractures. Run zone by zone - clearing two zones does not clear the system.
- Protect the backflow preventer. The assembly is winterized in place or removed and stored correctly. It stops contaminated water flowing back into the drinking supply, and it is the component most exposed to freeze because it sits above grade holding water.
- Shut down the controller. Off for the season, so no zone fires during a February thaw and refills lines that were just cleared.
That last point is not hypothetical. A controller left on a calendar schedule will water during a warm week in winter, recharging the system days before the next freeze.
Arlington's site conditions
Two local characteristics affect the work more than the weather does.
Compact lots. Arlington properties tend toward smaller footprints with proportionally more hardscape - driveways, patios, walls. That produces systems with more zones per square foot of turf and more short laterals, each of which has to be cleared individually. A small yard is not automatically a quick blowout.
Mature tree canopy. Established root systems shift pipe over time and can leave laterals sitting at inconsistent depths and grades. Low points hold water that a rushed blowout leaves behind, which is where spring cracks appear.

Winterization protects the backflow assembly. Certification is a separate, recurring requirement.
Jurisdictions across Northern Virginia require the assembly on an irrigation connection to be tested annually by a certified tester, with results filed with the water authority. The obligation runs with the property, which is why homeowners who bought a house with a system already installed frequently do not know it applies to them.
A freeze-damaged assembly fails that test. So the two are linked: skipping winterization creates a compliance problem in addition to a repair bill.

Scheduling before the hard freeze
The window opens when the irrigation season ends and closes at the first sustained freeze. In Northern Virginia that is typically several weeks in autumn.
Frost warnings are not the trigger. Surface frost forms at temperatures that never reach buried pipe. What matters is the first stretch of sustained sub-freezing air, which is what reaches shallow laterals and the above-grade assembly.
