What you are actually buying
Brentwood homeowners rarely hire a landscape lighting company for a single fixture. The typical project covers a long front approach, a substantial house in brick or stone, mature trees, and a rear yard built for entertaining. That is a system, and a system has to be designed as a whole, installed so it can be serviced, and looked after as the landscape grows around it.
So the evaluation is less about who has the nicest brochure and more about three practical questions:
- Can they show work like mine? Past projects on comparable properties, not stock photos.
- Can they do all of it? One company handling the trees, the architecture, the patio, the security lighting and the holiday display avoids a tangle of contractors and transformers.
- Will they still be answering the phone in five years? Lighting is serviced for far longer than it takes to install.
Reading a portfolio with a critical eye
Every lighting company has photos. The skill is knowing what to look for in them. Ask to see nighttime images of homes that resemble yours in scale and materials, and look at them this way:
- Can you see the fixtures? In good work you notice the lit tree or facade, not the glare of the source. Bright dots in the photo usually mean poor placement or shielding.
- Is anything deliberately left dark? Contrast is what gives a large property depth. A portfolio full of evenly floodlit houses suggests a company that lights everything because it does not know what to feature.
- How is the stone or brick rendered? Texture should read clearly, without harsh hot spots at the base of the wall.
- Are the trees lit from more than one side? Large hardwoods look flat with a single spotlight.
- Is there variety? A range of house styles, back yards, water features and commercial frontages shows a designer adapting to each property rather than repeating a package.
References help too. A homeowner who can tell you how the company handled a question six months after install is worth more than any image. When you call one, ask three things: did the finished system match what was promised, how did the crew treat the lawn and planting during the work, and how quickly did the company respond when something needed attention later.
Finally, ask to see daytime photos of the same projects. Fixtures that disappear at night should also be discreet in daylight, tucked into beds or mounted where they do not clutter the facade. A Brentwood home is looked at far more often in daylight than after dark, so a system that looks good at night but leaves a row of visible hardware across the front lawn is only half a success.
The scope one company should be able to cover
A Brentwood property usually needs several kinds of lighting at once. Before you shortlist anyone, confirm they can handle each of these in-house:
- Landscape lighting. Trees, shrubs, beds and walkways, so the grounds have depth and the paths are safe to walk.
- Architectural lighting. Columns, archways, gables, trimwork and windows, plus eave and soffit fixtures that wash light down a facade.
- Deck and patio lighting. Steps, benches, retaining walls and seating areas, with bistro or string lights over the table if you entertain.
- Security lighting. Entry points, driveways and perimeters, including motion-activated fixtures chosen to suit the house.
- Water-feature lighting. Fountains, ponds and waterfalls lit from within.
- Holiday lighting. Seasonal displays installed by the same team that knows where your permanent cable runs are.
Aqueduct Irrigation / Southern Light lists every one of these on its Brentwood TN landscape lighting services page, from architectural and specialty fixtures to Christmas light installation, for both residential and commercial properties.
Aftercare: the part most quotes leave out
A quote tells you what the install costs. It rarely tells you what happens next, so ask directly. The answers to these questions predict how the system will look in year three:
- Do you repair systems you did not install? A company willing to work on anyone's system is confident in its technicians and will not leave you stranded if your original installer disappears. Southern Light services all major brands, including systems installed by other contractors.
- What does the warranty cover? Look for parts and labor in writing. Aqueduct backs its work with a full one-year warranty on parts and labor, with manufacturer warranties varying by equipment.
- Is there a maintenance program? Scheduled visits for re-aiming, cleaning, wiring checks and timer adjustments keep a design intact as trees and shrubs grow.
- Who will come out? Low staff turnover means the technician who returns is likely to know your system already.
- Is the company licensed and insured, with a real office? Aqueduct is fully licensed and insured and runs a staffed office in Nashville where a person answers the phone.
How the first consultation should go
The first meeting is a good test of the company itself. A strong designer asks more than they tell. Expect questions about how you use the property at night, which rooms look out onto which parts of the yard, where guests park and walk, and whether an architect or landscape designer is involved. Southern Light will coordinate directly with either.
Expect, too, that you will not get a firm price on the spot. Lighting costs vary with system size and fixture type, and a reputable company provides a clear quote after an on-site assessment. On a large Brentwood lot the number depends heavily on cable distances and how many zones the design needs, which no one can know from a phone call.
Experience in the region matters here. Middle Tennessee's rocky ground, clay, slopes and big hardwoods all affect where cable can run and how fixtures are mounted. Southern Light has been lighting properties in the region since 1993, and describes itself as one of the oldest outdoor lighting companies in the area.
A quick scorecard
After meeting two or three companies, score each one on five lines:
- Portfolio includes nighttime work on properties like yours.
- Covers landscape, architectural, patio, security, water-feature and holiday lighting.
- Services other installers' systems and offers scheduled maintenance.
- Puts warranty terms in writing.
- Quoted only after walking your property.
The company with five checks is the one to hire, even if another is cheaper on day one.
