Nobody can quote a sprinkler system installation over the phone
Any contractor who gives you a firm number before walking the property is quoting a template, not your yard.
The reason is that installation cost is driven almost entirely by site conditions, and site conditions are invisible from the street. Zone count is the single biggest lever
Each zone means another valve, another wire run, another set of heads, and another block of labor. Zone count is not a style choice - it is arithmetic.
Available flow at the meter sets the ceiling on how many heads can run at once. A property with 10 gallons per minute available and a large sunny lawn needs its turf split across more zones than the same lawn on a 20 GPM service. That is why two identical-looking yards on different streets can carry meaningfully different quotes.
Complexity of the planting mix adds zones on top of that. Turf, shade turf, foundation beds, and trees all want different delivery rates, and drip irrigation for beds always runs on its own valve.
When you compare two bids, compare zone counts first. A cheaper bid with fewer zones is usually not cheaper - it is a smaller system that will underperform in the dry weeks of July.
Water source and point of connection
Where the system ties into the water supply is a large and frequently underestimated line item.
- Municipal service, meter close to the lawn. The cheapest case. Short run to the backflow assembly.
- Municipal service, meter far from the lawn. Adds mainline and labor before a single head goes in.
- Well supply. Requires verifying pump output and recovery rate, and sometimes a holding tank. Well capacity, not lawn size, sets the design.
- Existing dead system. Sometimes the old mainline is reusable, often it is not. This has to be assessed on site.
Backflow prevention is required on the connection in Maryland and DC jurisdictions, and it is a permitted, testable assembly. It belongs as its own line on the estimate along with the permit fee.
Soil, grade, and what is under the yard
Maryland soils range from workable loam to dense clay, and the difference shows up in both design and labor.
Clay absorbs water slowly. A system on clay needs cycle-and-soak scheduling - shorter repeated cycles with soak time between - or the water runs off before it infiltrates. That is a programming matter more than a hardware one, but it changes head selection toward lower-precipitation nozzles.
Grade matters more. A sloped lot needs check valves in the heads to stop low-head drainage, where every zone shutdown empties the pipe out through the lowest head and leaves a puddle. On a flat lot those check valves are optional; on a slope they are the difference between a working system and a permanent wet spot.
Then there is what is buried already. Mature root systems, old hardscape, and utility runs all slow the plow down, and labor is the largest component of the bill.
Head type and controller class
Hardware is a smaller share of the total than most homeowners assume, but the choices compound over the system's life.
